Chennai, November 24, 2025: Lancor is entering a major growth phase, expanding into senior living, premium urban residences, and strategic suburban developments. With 86 completed projects spanning over 6 million sq. ft. across four decades, the company is strengthening its leadership through new flagship launches and community-focused concepts.

Market Trends: Premium Housing & Senior Living Demand Rising
Chennai’s housing market grew steadily in 2025, with home sales up 7% in H1 and new supply largely in the mid-to-luxury segment. Premium launches rose 5% year-on-year. Senior living presents an especially large opportunity, with India’s 60+ population at 160 million in 2025 and set to reach nearly 195 million by 2030. Organised senior living could grow 300% by 2030, touching nearly INR 64,500 crore.

Southern states — especially Tamil Nadu — are emerging as hubs for retirement communities, with Chennai’s senior living market expected to grow 25–30% annually. Today’s retirees seek independence, wellness, and social lifestyle amenities, shifting away from traditional old-age homes.

Harmonia Pavilion at Town & Country, Sriperumbudur
Lancor has launched Harmonia Pavilion Senior Living Apartments, part of its 90-acre Town & Country township. The five-storey senior living block includes 110 furnished units (816–993 sq. ft.) with community dining, recreation centres, and access to all township amenities.

Sriperumbudur was chosen for its blend of calm surroundings and strong connectivity—supported by industrial hubs, IT parks, improving infrastructure, and the proposed greenfield airport—offering long-term value appreciation.
